  • Condition:

    You have to be willing to get your property in sellable condition. If your pricing your property according to similar comparable properties your property should be at least comparable! In residential Real Estate this means that you have to do some staging for the sale. You'll want to be sure you repair any broken or damaged items prior to listing your property. This includes painting as well. You will also want to do a thorough cleaning and consider purchasing a few key items to help achieve the look that you and your Realtor agree on. You'll want to spruce up the landscaping as well. You want every potential buyer who visits your home to say "Wow, that home is really well kept and the owners have great taste as well." If a buyer doesn't choose your home you want it to be for reasoning of location, undesirable floor plan, too small, etc. You don't want it to be because they saw a house around the corner that appeared to be better kept. I know this may seem like it would be an un-accomplishable task but it really isn't that difficult if you have a professionals help. That's what we're here for. There will always be another house for sale around the corner from yours and if you don't properly prepare your home for sale the one around the corner will always sale first.
  • Pricing:

    Pricing is even more important than condition. This is a simple equation. If your home is over priced you won't have any showings. Zero showings equals zero offers. Often sellers price their home at a certain price and expect to get offers at lower price at which their willing and intend to sale. This is not an effective pricing strategy. You should price your home within 3% of what your willing to accept. That is if your acceptable sales price is in line with the comparable sales in your neighborhood. Your Realtor should be able to effectively price your house so you will have increased traffic leading to less time on the market and a higher sales price. You'll most always get offers in a reasonable time if the property is properly priced and prepared for the sale. Different Realtors use different pricing strategies in different markets. It is essential that your Realtor be familiar with the different markets and marketing strategies. For example, there are certain areas where accurately or under priced homes will create a buying frenzy and buyers will actually bid against one another driving the price higher than the asking price. On the other hand, if your home is over priced you will have to do numerous price reductions which will lead to a longer marketing time and possibly stigmatize the home making it very difficult to sale. Once buyers see a home listed for an extended period of time they begin to assume there's something wrong with it. After a while buyers will simply look past it for this reason.

Home Selling Process

  • Prepare your home for sale. This is the most difficult thing you'll have to do in the home selling process. You'll need to be sure all repairs have been completed. Be sure to spruce up the yard and have the inside of the home cleaned to exceed even the pickiest buyers expectations. Once these items have been completed have a spare key made and give us a call.

  • Check your records to be sure there are no liens on the property. If there are we can often assist in clearing them from the title prior to or at the closing.

  • Check with your lender to see what the payoff amount is on any existing loans. Also check to see if there will be a pre-pay penalty if the loan is paid off prior to the expiration of it's term.

  • Upon receiving your call we'll visit your home to discuss listing options and examine the condition of your home. We'll also review comparable properties in your area to determine the best sales priced for your home.

  • Your listing will go active upon successfully agreeing on the list price, listing terms and condition of your home.

  • We will begin marketing your home for sale and networking with Realtors and potential buyers to get your home sold. We market our listings using the most effective marketing strategies available in today's market.

  • Review offers. Once we receive offers on your home we'll visit with you to assist in the review and consideration process. Contracts to purchase are often complicated and have hidden agendas. We'll assist you in the review process to help assure that your making the absolute best decisions to suit your needs and avoid any pitfalls throughout and after the closing.

  • Once you've agreed to accept an offer we'll start the closing process. Unless specifically requested in the negotiations of the purchase contract the buyer will choose the closing attorney. We'll provide your information to this attorney to get the process started. Upon receiving your information the attorney will check the title of your home to be sure it's free from any liens. They will also order the payoff amount from your lender so they will know exactly how much to hold out of your proceeds at the closing to pay off any existing loans.

  • We now have to work through any issues that may have come up in the offer to purchase. We will order a termite inspection and home warranty on your behalf if these items are a condition of the sale. We will assist you in following through with any other items such as repairs, carpet cleaning, etc. that may have been a condition of the sale.

  • As we proceed toward the closing you'll want to be sure you've provided us with a Power of Attorney and wiring instructions if you will not be available for the closing.

  • Now it's time to start packing. You'll want to be sure to allow enough time to complete all required repairs as well as pack and move all items from the home prior to the closing date. To make the transaction as smooth as possible we prefer for you to have all items removed from the home at least 1 day prior to closing. This will avoid any unexpected delays and it'll allow the buyers an opportunity to visit the home for their final walk through within a comfortable timeframe.

  • The closing! We will do our very best to get a copy of the HUD for you to review prior to our scheduled closing time. This will allow us to review the fees and sales proceeds to help assure there are no unexpected fees or shortages. In the event we can not arrange a viewing of the HUD prior to closing we will review the HUD together at the closing.
